Home Staging can be broken down into two general categories:
Owner-occupied staging and Vacant staging.
Owner-occupied staging uses most of the homeowner’s current furnishings and accessories, while vacant staging requires renting furnishings to give the space a ‘model home’ inviting look. The information on this page refers to owner-occupied homes – please see the vacant section for relevant pricing and information.
Most projects begin with a consultation, where we evaluate the home’s needs for the best use of our time, however, some homeowners know that they want a Full or Half Day of Staging. In those cases, we forego a formal consultation and go right to scheduling a staging day.
Staging Consultation — $250
I will meet with you and discuss your goals, expectations and how to receive the maximum return on investment for your home improvement dollars.
In approximately two hours, I will review our eight-step, home staging process while walking through the home as a buyer would and gather those all-important first impressions. I will take notes and begin to form my recommendations for staging.
At the end of this time, I will go through the home with you, approaching each room as a buyer would, explain my recommendations, and provide you with a copy of your custom Mainsail Home Design Staging Report, so that you can complete the look on your own. The Staging Report will detail the suggested cosmetic improvements, and any additional accessory purchases. Most homes benefit most from a half or full day of staging following the consultation.
Please Note: A $50 credit will be honored when you schedule a half or full day of staging.
Full Day of Home Staging — $700
This service is for those homes that need a little more attention and expertise or are over 2000 square feet.
I spend a full day making dramatic transformations to your home, which were addressed during our consultation. You won’t believe the difference a day can make! You’ll walk away with a show-ready home, photos for your agent’s marketing efforts, and visuals of purchases you can make to complete the look.
We’ll stop just shy of our full day in order to assess our progress. At this time, we’ll go through the home with you and detail any additional cosmetic improvements recommended, suggested additional accessory purchases, and details on what to do in any rooms we were unable to cover.

Half Day of Home Staging — $350
This service is for those homes that just need a little extra attention and expertise or are less than 2000 square feet.
I will be working from our eight-step Action Plan to create the dramatic transformations to the main areas of the home, which we previously discussed during the consultation. During the Half Day of Staging, I will bring in accessories, if necessary, to complete the look of each of the key rooms, take great photos for your agent’s marketing efforts, and give you a visual of what goes a long way in updating each room of the home.
We’ll stop just shy of a half day in order to assess our progress. At this time, I’ll go through the home with you and address any additional cosmetic improvements, so that you can complete the look on your own. I will detail the cosmetic improvements, suggested accessory purchases, and details on what to do in the rooms we were unable to cover. We’ll also take some gorgeous photos for you and your agent to use in your marketing efforts.
Additional staging services are available at an hourly rate of $100/hour for a more flexible arrangement. This service is available for homes that need some extra help after the initial consultation, and as individual budgets permit.
